Our Services Include:

Property Exposure

When a vacancy is present, we will market it to the largest audience possible by using our website which is syndicated to many popular rental sites, social media sites and active rental groups. We also utilize local flyers, referrals from our current rental base, office traffic and good old-fashioned networking within the community.

Keeping current renters happy is good business to keep lower turnover and costs down. We do this by staying on top of maintenance. We also inspect property annually to make sure there are no liability exposures that could pose a risk to you as the owner.

Prospect Qualification and Leasing

  • All applicants complete a thorough rental application form in which we check previous rental history, employment, background, and references.
  • We use iron clad forms that provide you protection by proper use of applications, disclosures, leases, pet agreements, lead-based paint addendums, late notices, eviction notices, move-in condition check lists, and a myriad of other legal documents.
  • We take security deposits of varying amounts depending on your property. However, the average deposit required is approximately 1.5% times the rental amount.

Our Fees

Our fees are based on a percentage of gross rent collected. The fees are deducted from your monthly proceeds and may be deducted as a normal expense item. In most cases, there is no fee when the property is vacant unless special circumstances arise.

Property Maintenance and Protection

  • We have several options available for maintenance.
    • In-house we have a construction company that is skilled and capable of handling maintenance and extensive remodels. We started Titan Solutions to control costs and make sure repairs are done right. Hourly costs are reduced to our property management clients as an added benefit. Titan Solutions is available to be hired for outside public jobs as well.
    • An owner can also do maintenance to save costs or use existing relationships in place.
  • For jobs that are hired out we look for vendors that are experienced in their chosen field and their work is customer service and quality driven.
  • We negotiate the best pricing due to the volume and amount of repeat business from subcontractors and expect their top-quality work.
  • We provide spot checks as well as routine property inspections. We make frequent drive-by inspections because we have found that a well-maintained exterior is usually indicative of a well-maintained interior.
  • We require that all properties are maintained at a city code level or above.

Reporting

  • We provide you monthly operating and income statements along with other reports customized to your needs either through our online Client portal or via email.
  • We do all the bookkeeping for you including recording rent collection, paying bills and we can set aside money for future projects or building cash reserves.
  • At the end of the year, we will provide in-house audited reports ready to be sent to tax professionals. We also handle yearly 1099 reporting.
  • All entries are listed and explained on a single entry cash basis.
  • Copies of your report(s) are kept on file in our offices as a backup to your records.

Property Insurance

  • We will assist you in negotiating your policy to make sure you are best protected. In a loss situation the right coverage turns a bad event into a survivable one that protects your investment.
  • We require that you carry insurance coverage on all properties that we manage.
