CC Properties LLC is a full-service property management and real estate brokerage serving Sioux City, IA and the greater Siouxland area — including South Sioux City, NE and North Sioux City, SD. We started in 2007 managing our own investment properties and built the systems, knowledge, and local expertise that come from doing this work firsthand.

Today we manage 550+ rental doors for nearly 100 property owners across Iowa, Nebraska, and South Dakota — handling everything from tenant screening and rent collection to maintenance coordination, lease compliance, and HOA and condo association management. Our goal is simple: take the complexity out of owning investment property so you can enjoy the returns without the stress.

Christy Conrad is the Broker and Owner of CC Properties LLC, a full-service property management and real estate brokerage company she founded in 2007. With 18+ years of hands-on experience managing rental properties across Sioux City and the greater Siouxland area, Christy leads a team that manages 550+ rental doors for nearly 100 property owners across Iowa, Nebraska, and South Dakota. As an Iowa, NE and SD licensed real estate broker and IREM Certified Property Manager — one of the most respected designations in the property management industry. Christy also knows how to put deals together with her designation of Certified Negotiation Specialist. Christy brings both legal accountability and real-world investment expertise to every property she manages and her approach to property management is built on accountability, transparency, and deep knowledge of Iowa landlord-tenant law. What sets her apart is that she's not just a property manager — she's an active real estate investor who manages her own rental portfolio alongside her clients' properties. That means every decision she makes on your behalf is grounded in genuine owner perspective, not just management theory. Christy is actively involved in her industry locally by serving on the NWIA Board of Directors and served as President in 2025. She also serves the broader Iowa real estate industry, on multiple state-level committees and developing property management education curriculum for Iowa real estate professionals. Michelle has been part of the CC Properties team since 2011, after previously spending 15 years in banking. She has been a licensed Realtor for 15 years. In 2022, Michelle obtained her Broker's License, further expanding her knowledge and expertise in the real estate and property management fields. Michelle is married to her husband Tom and is a proud mother of three boys. In her free time, she is actively involved with the Siouxland Autism Support Group and helps plan the Annual Siouxland Autism Walk, a fundraising event to support local families affected by Autism. Through her hard work, dedication, and community involvement, Michelle has established herself as a respected member of the Siouxland community. She looks forward to continuing to provide exceptional property management services to her clients and making a positive impact in the community.
