What Makes Us Unique
CC Properties is a full-service property management company serving Sioux City, South Sioux City, North Sioux City and the greater Siouxland area across Iowa, Nebraska and South Dakota. We’ve been at it since 2007, and many of the owners who trusted us at the start are still with us today. We were built by an investor, for investors.
Our Story
My real estate career started while I was still in college, when I bought my first property: a small commercial building. Then came a duplex, and my husband and I were hooked. We slowly built our own rental portfolio, and along the way we learned more than how to own property. We learned to watch the income and expense numbers closely and to build systems that keep a property well maintained and profitable.
That experience became the foundation of CC Properties. When friends and local investors started trusting us with their properties, we already knew what it took to make a rental work, because we were doing it with our own money.
Right from the beginning, we learned three lessons that still guide everything we do:
Managing someone else’s property is a stewardship. An owner is trusting us with an investment, not just a building. Keeping it profitable and well cared for is what builds a long-term relationship, and long-term relationships are what build a long-term business. Many of our owners have been with us since the very beginning. That says more than any advertisement could.
A property that doesn’t make money won’t stay under management. If an investment isn’t performing, owners eventually sell, leave or end management altogether. So we don’t just collect rent and fix things. Every year, we review each owner’s portfolio to make sure it’s healthy and thriving, and we’re honest when a property needs a change to get there.
Good tenants make good investments. Happy tenants make for successful rental properties. Our team takes the time to get to know the people living in the homes we manage, because good tenants who stay are one of the best things that can happen to an owner’s investment.

What We Do
We handle everything it takes to own a rental without the headaches: tenant screening, leasing, rent collection, lease compliance, bookkeeping and year-end reporting. Repairs go through our own in-house maintenance company, Titan Solutions, so they’re faster and more affordable. We also manage HOAs and condo associations, a specialty most local companies don’t offer. Our goal is simple: you enjoy the returns, and we handle the rest.

Michelle Clark Broker Associate & Leasing Manager Michelle joined CC Properties in 2011 after spending 15 years in banking, and that background shows in her sharp eye for numbers and detail. She became a licensed REALTOR® the same year and earned her broker’s license in 2022, expanding what she can do for owners and tenants. As Leasing Manager, Michelle matches qualified tenants with the right homes and keeps the leasing process moving from first showing to signed lease. She also serves as Chair of the Northwest Iowa REALTORS® Finance Committee, bringing her banking experience to the local real estate community. Outside the office, Michelle and her husband Tom are raising three boys. She is a past member of the Siouxland Autism Support Group, where she helped plan the Annual Siouxland Autism Walk to support local families. If you've called or stopped by CC Properties, you've probably met Lisa. As our Chaos & Front Desk Coordinator, she's the first friendly voice on the phone and the first smiling face at the door. She keeps the front of the office running smoothly and makes sure no request slips through the cracks. Lisa handles a little bit of everything. She greets owners, tenants, and visitors, answers the phones, receives rent, and manages day-to-day communications. When something needs fixing, she schedules the maintenance and follows it through to completion. She also coordinates every property inspection on our calendar. With more than 550 homes and apartments under management, things can get busy, and Lisa is the one who keeps the day organized and moving. Outside the office, Lisa is a movie enthusiast and a songwriter. Her fantastic sense of humor keeps the whole team smiling, even on the most chaotic days.

As our Office Manager, Kristin keeps CC Properties organized behind the scenes. She oversees the day-to-day operations of the office, making sure our team, systems, and processes all work together so owners and tenants get consistent, dependable service. Kristin handles some of the most detail-driven work in property management. She processes move-out security deposits, prepares and manages legal notices, and handles communications for the HOA and condominium associations we manage. These tasks call for accuracy, clear communication, and a careful eye for compliance, and Kristin brings all three to every file she touches. Outside the office, you'll find Kristin cheering from the sidelines as her children's biggest fan, following them through every game and season.

As our Media Guru, she manages CC Properties' social media and online presence, making sure the community, prospective tenants, and property owners always see the best of what we do. When a new property becomes available, Cassie is on it. She photographs each new listing to show it at its best, then gets it posted on our website so renters can find their next home quickly. She keeps our website fun, fresh, and relevant, and she handles media inquiries on behalf of the company. Good photos and a strong online presence help fill vacancies faster, so Cassie's work directly helps our owners' bottom line.
