When You Get Paid
Your owner draw is deposited on the 15th of the following month, every month. We wait until the books are fully reconciled so the number you receive is right the first time. Here’s how a month works:
- The 1st: Rent is due from your tenants.
- All month: We collect rent and pay expenses: repairs, vendor bills and management fees.
- Month-end: We reconcile every dollar in and out before anything is paid out.
- The 15th: Your net draw is deposited directly into your bank account, and your monthly statement goes to your email and your Owner Portal.
Example: January’s rent is collected and January’s bills are paid and reconciled, then your draw lands February 15.
Nothing by the 15th? Call 712-251-1918 or email christymconrad@gmail.com, and have your property address handy.
How Repairs Are Handled
We take care of the repairs so you don’t have to, and we keep you in the loop along the way. Our goal is to protect your property and keep good tenants happy without spending your money where it doesn’t need to go.
- Routine repairs are done by our in-house team at Titan Solutions, our licensed and bonded construction company, or by vendors we’ve vetted and trust. Because we have our own crew, repairs usually happen faster and cost less, with no markups. Every charge is itemized on your statement.
- Bigger repairs: For anything non-emergency above your pre-approved limit, we call you first and get your OK. You won’t open a statement and find a surprise.
- Emergencies like fire, flooding, an active leak or no heat get handled right away to protect your property and your tenant. We’ll update you as soon as things are under control.
- Annual inspections let us catch small problems before they turn into expensive ones. Reports are in your Owner Portal.
Have a question about a specific repair or invoice? Call 712-251-1918 during business hours.
How We Fill Vacancies
An empty unit costs you money, so we move fast without cutting corners on who moves in. You can check your property’s occupancy anytime in your Owner Portal. When a unit opens up, here’s what happens:
- We market it right away on our website, Zillow, Trulia, Facebook Marketplace and other major rental sites, with photos and a description that shows it at its best.
- We screen every applicant: rental history, employment, background check and references. A good tenant now saves you a lot of trouble later.
- We handle the lease from start to finish, and we let you know when a qualified applicant is approved and the lease is signed.
- You don’t pay a management fee on a vacant unit under normal circumstances. We only get paid when you do, so we’re just as motivated to fill it as you are.
Worried about a unit that’s been sitting empty? Call us. We’ll go over what the market is doing, how your rent compares, and what we’re doing to get it filled.
What Your Statement Shows
Your Propertyware Owner Portal is open 24/7, so you can check on your property from anywhere, anytime. Here’s what you’ll see:
- Income: rent, late fees and any other money credited to your account
- Expenses: repairs, vendor payments, management fees and owner-approved charges
- Net Owner Draw: what landed in your bank account (income minus expenses)
- Running Ledger: every transaction for the year so far
A few tips:
- Your management fee shows as its own line item, so you always see exactly what you paid.
- Repair charges list the vendor, date and property address, so you always know what was done and where.
- A month with higher expenses than usual usually means a repair, turnover or seasonal maintenance, and every charge is itemized.
First time logging in, or forgot your password? Call us and we’ll email you a new access link. It’s good for 48 hours.
Tax Time, Made Easy
Nobody loves tax season, but your rental shouldn’t make it harder. We take care of your year-end reporting so you have what you need without digging:
- 1099s are mailed or emailed by January 31.
- Year-end statements with the full year’s income and expenses are in your Owner Portal.
- Reports are prepared on a cash basis, ready to hand straight to your tax preparer or CPA.
- We keep copies on file, so if you need a past year’s statement or 1099, just ask and we’ll pull it.
Ready to Hand Off the Keys?
If you own one rental or a growing portfolio and you’re tired of being the landlord, let’s talk. We’ll walk through your property, how we’d manage it and what you can expect, with no pressure and no obligation. Many of our owners started with one property and a lot of questions, and some of them have been with us since the beginning.
